The simple answer is cost. There are several different MLS Boards in South Florida and each has their own separate feed of listings (called an IDX feed) from their members. To get the listings from each of these boards the agent has to pay each board an annual fee . In addition to that, there are setup and monthly hosting fees from web developers for each IDX feed.
These fees can really add up and most real estate agents don't want to bear the cost and many agents don't even know their site is missing listings from the boards they are not a member of. You can run your own test by conducting the same search on our site and some of our competitors to see which one has more listings.

WHY DO ZILLOW, TRULIA AND SIMILAR SITES HAVE SO MANY ACTIVE LISTING THAT REALLY AREN'T ACTIVE?
The simple answer is they are not exclusively/directly linked to the local MLS boards (the only website that is exclusively/directly linked to the local MLS boards is Realtor.com). Almost anyone can go on to these sites and post a property for sale and it will show up as an active listing. When a listing goes under contract or a sale closes this information may or may not get updated on these sites in a timely manner or at all. This can lead to a lot of frustrating house hunting.
